DEED OF TRUST QUESTON?

On my second mortgage the deed of trust was not signed.. for some reason when i first got the loan.. Now the mortgage company sent me a letter in the mail saying something about a loan modificaton some kinda offer i guess. and a copy of a deed of trust which is to be signed in front of a notary and to be mailed back to them.... Am i better of by not signing this deed of trust? I have never applied for a loan modification with the compay... Are they trying to scam me? Should i sign it or leave it the way it is...?
